The 5km route at Cobtree Manor Park is a winding, circular route through woodland and grassy glades on a variety of compact, wide pathways and undulating bridleways. This challenging cross country route is clearly marked and accessible to all users from walkers, joggers to runners. The route is shared with horse riders & dog walkers. The route is unsuitable for wheelchairs or pushchairs as some sections of the bridleway can get waterlogged and particularly muddy in the winter months and in wet weather.

The layout and usage of the marked 3-2-1 running routes is the responsibility of the local authority or further education establishment that purchases the route marking signs and usual health and safety and duty of care considerations should be followed in laying out open, even-surfaced, easy-to-follow, safe, accurate, well lit routes at all times - with the landowner’s permission.
